    Finance & Mortgage Prep

    If you're financing, we introduce you to mortgage brokers who specialise in lending to international buyers. They run the application; we keep the timeline tight.

    Neighbourhood & Property Search

    Central Lisbon's neighbourhoods behave very differently on price, lifestyle and buying patterns. We shortlist against your criteria — across the public portals and off-market opportunities our network hears about early.

    Property Visits

    We schedule and accompany every viewing worth your time, with a pre-visit brief and an honest read afterwards on condition, realistic value, and whether it matches what you said you wanted.

    Offer & Negotiation

    We work up a market-informed offer and negotiate directly with the seller or their agent on your behalf. This is what a buyer's agent is really for.

    Due Diligence & Contracts

    Your lawyer runs the formal due diligence before the CPCV promissory contract is signed. We stay in the loop, push the timeline, and flag anything that doesn't look right.

  8. 08

    Final Deed & Handover

    The escritura is signed at a Portuguese notary. We attend with you; if you can't be there, your lawyer arranges power of attorney and we attend on your behalf.

  9. 09

    Settling In & Ongoing Support

    After the keys: we can introduce you to utility companies, renovation contractors, architects and interior designers — and point you at the right registrations. We stay in touch for as long as it's useful.
